A group of Florida Gulf Coast University professors managing real estate investment projects, financial modeling exercises, and property analysis for both academic and investment purposes.
Challenge
The professors relied heavily on Excel models to evaluate real estate deals, run financial projections, and teach students advanced investment analysis. While the spreadsheets were powerful, they were:
- Complex and difficult to maintain
- Dependent on manual inputs and formulas prone to error
- Time-consuming to update for each new property
- Not scalable for running multiple scenarios
- Inconsistent when shared between faculty and students
They needed a solution that would automate the entire analysis process, eliminate errors, and provide deeper predictive insights beyond what Excel could offer.
Solution Delivered
1. One-Click Automated Excel Models
I took the professors’ existing multi-tab Excel files and fully automated them using C# and Excel interop logic. Instead of manually entering values, adjusting formulas, and recalculating scenarios, the system now:
- Pulls in all required property data at once
- Calculates dozens of metrics instantly (NPV, IRR, cash flow, cap rate, ROI, amortization schedules, etc.)
- Updates charts, graphs, and financial outputs automatically
- Ensures 100% formula consistency across all scenarios
- Generates a clean, ready-to-use investment report in seconds
What used to take 30–60 minutes for each deal became a single button click.
2. Custom Desktop Application for Real Estate Analysis
To push the project beyond Excel, I designed and built a standalone, user-friendly desktop application that:
- Analyzes investment properties using backend calculation engines
- Predicts future performance based on historical market data
- Models appreciation, rental growth, and expense projections
- Allows users to run unlimited “what-if” scenarios
- Provides instant side-by-side comparisons of multiple properties
- Visualizes risk, cash flow, and breakeven timelines
- Outputs polished reports for teaching or real-world investing
The application brought software-level precision, scalability, and speed that Excel alone couldn’t provide.
3. Predictive Analytics Integration
I integrated automated data retrieval and forecasting models that help professors:
- Identify top markets or neighborhoods
- Predict future property values using trend analysis
- Estimate rental growth
- Model long-term equity and cash flow paths
- Teach students modern data-driven investing
This introduced a layer of AI-supported real estate intelligence that elevated both the academic and practical value of their work.
